Site Survey & Site Plan

A site plan of your existing property will need to be produced to show all of the property lines, building setbacks, topography and impervious surface calculations. This site plan will be used to show all of the parameters and limitations we have to work within. Once we have created a design that we are happy with, the civil engineer will incorporate the new footprint and impervious calculations on the site plan for the township to review and approve for the grading permit. If you have not engaged a Civil Engineer we can assist you with recommendations.

Site Design & Zoning Research

We will research local building codes and work with you and the civil engineer to define limitations of; structures, paths, patios, etc. and ensure that everything meets the codes installed by the township

Survey & Draw Existing Conditions

We will measure the areas affected by the work. We will use these measurements to generate existing floor plans and elevations to be used as the base plan for our Schematic Designs and eventual Construction Documents.

Schematic Design

We will be drawing proposed plan options and exterior elevations of your renovated home within the limits listed above. Based on your criteria and decisions, we will refine the design until we arrive at the best solution. The schematic designs will be drawn to scale and are able to be submitted to the contractor for an estimated cost of construction. Foley Hillestad has allowed a maximum of 25% of our fee for the Schematic Design Phase. Additional design requests that fall outside the scope of 25% will be invoiced at our hourly rate under Additional Services.

Construction Documents

Once the design and preliminary budget have been approved, we will produce a drafted set of plans, sections and elevations. These drawings will contain all notes, dimensions, detailed sections, structural specifications, window specifications, and materials of construction needed for a general contractor to provide an accurate cost of construction, for township permits and to complete the construction of your project.

Structural Egineering

In order for the integrity of your home to meet its fullest potential, we will require the services of a structural engineer. The structural engineer’s role in this project includes, but is not limited to, sizing of beams, designing retaining walls, designing structural concrete slabs and designing post to beam connections.

Construction Administration

During the construction of your project we will attend project coordination meetings and make visits to the job site to supervise, answer any questions that may arise and monitor the progress of construction to determine whether the work is in accordance with the Construction Documents. Foley Hillestad Architecture may recommend the rejection of any work that is not in accordance with the Construction Documents.

Additional Services

Additional Services are services we provide that are not standard for every project and are therefore not included within the 8% not to exceed rate. The following services, including but not limited to, will be invoiced at our hourly rate: additional schematic designs, historic or zoning variances, revisions to construction documents post permit submission, site plans, outside consultants, as-builts and creation of bid packets. Foley Hillestad Architecture encourages open communication and does not charge for emails, phone calls, meetings or Construction Administration.
